PNB Financial/McAfee Mortgage
PNB Financial/McAfee Mortgage began as McAfee Mortgage & Investment Company in Lubbock,
Texas, in April 1949. The company has expanded from its first office in Lubbock to over
20 locations through Texas, Colorado and Nevada and specializes in FHA, VA and conventional
mortgage lending.

The Challenge
McAfee Mortgage, a fully owned subsidiary of PNB Financial, had begun to hear criticism of the
historic paper management of mortgage documents. Even though they had long been created on
computers, they were still printed out on paper and then couriered to the closing. Therein lay
the delay: most mortgage packages took at least a day to arrive at the closing. McAfee had a lot
of title companies and borrowers asking that they e-mail documents to them, to reduce delays.
McAfee was uncomfortable with the lack of security when emailing certain confidential documents.
Emailing was also not an easy process to do because of the LOS. McAfee needed faster transmission
of closing packages, but the system had to be better than email: maintaining the advantage of
email's simplicity and ease of use, and eliminating its key disadvantage: lack of security.
The Solution
A call from an old friend alerted Terrye Kohutek, McAfee's systems administrator, to SwiftSend
LoanDocs®. "I had heard discussions from other mortgage professionals about ways to send
documents using the Internet, but this was something we definitely had on our agenda as a future
enhancement," said Terrye. "We had not gotten around to exploring what types of opportunities were
available, but we had a pretty good idea of what we needed and did not need." Terrye took advantage
of the free trial and noticed immediately that SwiftSend "took virtually no time to set up."
Within a few hours, she also saw how easy SwiftSend was to use, and was quickly sold by the high
security and feature richness: the email-like Outbox, ability to preview documents, and a genuinely
verifiable return receipt.
The Results
SwiftSend made it easy to transmit mortgage documents directly from McAfee's LOS to the closing
in a matter of minutes. It also supplemented the LOS, allowing document processors to preview the
package before sending. There are also cost benefits. "We save not only time, but paper and toner
(copiers and printers) and overnight/courier fees."
